Serving Isle of Palms

Heating, Cooling & Plumbing on Isle of Palms, SC

Isle of Palms is a true barrier island — six miles of beachfront homes, the resort neighborhoods of Wild Dunes, and a year-round community that lives with salt air every single day. Holy City Heating & Air treats coastal HVAC as its own discipline, because on this island, it is.

Salt is the defining fact of mechanical life here. Outdoor units on the oceanfront can lose years of service life to corrosion compared with identical equipment inland, and everything from coil fins to electrical contacts degrades faster. Our recommendations on IOP start from that reality: coastal-rated equipment, protective coatings, smart placement, and disciplined maintenance.

We serve primary residences, second homes, and rental properties alike, with call support until 9 PM that matters when a cooling failure hits a fully booked rental week. Locally owned since 2015 and a Daikin partner, with equipment lines suited to marine environments.

Local climate, local systems

This is open-ocean exposure — steady onshore wind carrying salt spray that settles on every outdoor surface. Standard-grade condensers on the front rows of the island corrode visibly within a few seasons, which is why coil coatings, coastal-rated cabinets, and regular freshwater rinsing are not upsells here; they are the difference between a ten-year unit and a five-year one.

Most homes on IOP are elevated on pilings, with mechanical equipment on raised platforms or tucked beneath the house. That solves flood exposure but creates its own demands: longer refrigerant lines, wind-rated equipment mounting, and condensate routing that survives both storms and rental-season neglect.

The island's rental economy adds a human factor — systems in vacation homes run at maximum output through the peak season with a rotating cast of occupants and no one watching the filter. Maintenance plans with scheduled visits are how owners here protect equipment they cannot personally monitor.

Isle of Palms questions, answered

How long does an AC unit actually last on Isle of Palms?

Closer to the ocean, meaningfully less than the inland average — unprotected equipment on front-row lots can show serious corrosion in five to seven years. Coastal-rated equipment, factory or field-applied coil coatings, and routine rinsing typically restore most of that lost lifespan. Placement on the leeward side of the house helps too.

My IOP house is a vacation rental. How do you handle service when I am not there?

We coordinate access with owners and property managers routinely, document our work, and our phones are answered until 9 PM for mid-rental emergencies at (843) 790-6504. A maintenance plan with scheduled pre-season visits is the best protection for a home you cannot check on weekly.

Where should HVAC equipment go on an elevated beach home?

Elevated platforms above flood level, ideally sheltered from direct onshore spray, with hurricane-rated mounting. Under-house placements need careful attention to drainage and salt-laden airflow. We evaluate each home's orientation and elevation before recommending placement.
